Redfin, a website that tracks the national real estate market, released a report last week that shows 24.1% of its users want to leave their current metro area.

That rate is up by one-third since 2019 and is the second most ever, with the record high, 24.2%, coming in September.

The firm pointed out that high mortgage rates, inflation, and a “stumbling” economy have worked to chill a once red-hot housing market. “But of the people who are still buying homes,” Redfin reported, “an unprecedented portion are relocating to new metros. Many are seeking relative affordability as near-7% mortgage rates and persistently high home prices make expensive parts of the country even more expensive.”

And Florida is where they’re looking.

As Redfin noted, half of the top 10 “migration destinations” identified by its users are in the Sunshine State: Miami (3rd), Tampa (5th), Cape Coral (7th), North Port-Sarasota (8th), and Orlando (10th).

“That’s despite the fact that the state was hit by Hurricane Ian, one of the deadliest, most destructive storms in U.S. history, in September,” Redfin reported. “Coastal Florida is especially popular, even after getting pummeled by Hurricane Ian.”

As noted, most Floridians already know this.

But just as interesting is where those prospective homebuyers, whether or not they actually come to Florida, seek to leave.

Using as its measure “net outflow,” which tracks how many more Redfin users seek to leave an area than move in, the firm identified its top 10 metros ripe for an exodus.

The list includes San Francisco, Los Angeles, New York, Washington, Boston, Chicago, Detroit, Denver, Seattle, and Philadelphia.

The common denominator: All 10 have Democratic mayors and are located in states with Democratic governors.
