PINELLAS PARK, Fla. – Three individuals in Pinellas Park were arrested for orchestrating a mortgage fraud scheme in a brazen attempt to secure funds for a jailed suspect’s legal expenses.

On August 27, 2024, Pinellas Park Police arrested Lisa Falcon, Derrick Epstein, and Ryan Ives for conspiring to commit mortgage fraud.

The investigation began in July 2024 when detectives were alerted to a suspicious loan application under the name of Ryan Ives, who was already incarcerated on child pornography charges.

It was discovered that the three individuals had fabricated documents to secure a personal loan to cover Ives’s legal fees. Epstein even impersonated Ives during the loan process.

Incriminating conversations about the conspiracy were captured on jail-recorded phone calls. All three suspects were apprehended and charged with a crime against a mortgage company.
